Role
Verrus is seeking a Senior Transaction Manager to lead complex land acquisitions and transaction execution across its active development pipeline. You will own negotiations from LOI through closing, structure transaction frameworks aligned with entitlement and development milestones, and integrate incentive strategy and contractual risk management into each acquisition.
You will play a critical role in ensuring that transactions are structured to support schedule certainty, development readiness, and long-term project success. You will work closely with Legal, Finance, Energy, and Engineering teams while reporting directly to the Head of Acquisition.
Responsibilities
- Lead negotiation and execution of Letters of Intent (LOIs), Purchase and Sale Agreements (PSAs), amendments, and extensions across Verrus’ active pipeline.
- Structure deposits, outside closing dates, extension options, and milestone-based contingencies to align seller risk with internal delivery gates.
- Evaluate entitlement risk early in the acquisition process and translate that risk into contractual protections, contingencies, and extension frameworks.
- Coordinate cross-functional diligence workstreams (title, survey, environmental, zoning, utility, entitlement, and power interconnection) and provide clear risk mitigation guidance.
- Track acquisition milestones, develop transaction risk dashboards, and identify schedule or cost exposure for executive and leadership reporting.
- Align acquisition execution with entitlement, permitting, and interconnection milestones to support broader development and energy strategy.
- Support internal approvals, board materials, and cross-functional alignment on critical transaction hurdles.
- Provide expert guidance on contract interpretation and negotiation strategy in partnership with legal counsel.
Minimum Qualifications
- 6-8 years of experience in commercial real estate transactions, land acquisition, or infrastructure development.
- Significant experience negotiating complex Purchase and Sale Agreements and Development Agreements.
- Demonstrated experience integrating entitlement strategy into transaction structuring.
- Experience evaluating diligence findings (environmental, title, survey, zoning, infrastructure) and translating risk into contractual protections, contingencies, and extension frameworks.
- Experience working with public entities on large-scale development projects with strong understanding of zoning, public approvals, and development sequencing.
- Ability to independently manage multiple concurrent transactions with institutional-level rigor.
- Excellent analytical, negotiation, and communication skills.
Preferred Qualifications
- Experience with data center, industrial, or large-scale infrastructure project acquisitions and development.
- Familiarity with economic development incentives on large-scale transactions.
Compensation
The annual base salary range for this position is $125,000–$160,000. Salary is only one part of Verrus’ comprehensive compensation package, which also includes a discretionary bonus, equity, general health benefits and paid time off. Compensation is determined by multiple factors, including market location, and may vary based on job-related knowledge, skills, and experience.
